If you are having problems in the rental that need fixing, then demand repairs.
Know your rights to live in a habitable rental unit -- and don't give them up. The vast majority of landlords are required to offer their tenants livable premises, including adequate weatherproofing; heat, water, and electricity; and clean, sanitary, and structurally safe premises. Most lease agreements require Landlords to have repairs made in a timely manner. If your rental unit is not kept in good condition or repaired in a timely manner, you have a number of options. You might be able to withhold a portion of the rent or pay for repairs yourself and deduct the cost from your rent. Or you can call the building inspector. The inspector may order the landlord to fix the problem. In extreme cases, you may have the right to move out without liability for breaking your lease. The best way to avoid problems is to just talk to your landlord.
Keep communication open with your building manager. If there's a problem, talk it over. Most land lords want to help you and make you feel comfortable and the last thing anyone wants is a lawsuit.
