This concrete roof has a badly weathered asphalt coating on it. Restoration included pressure washing the entire roof to quickly remove all loose dirt and debris as well as any delaminated coating. This ensures a clean surface for the roof coating. You can use a wet and dry vacuum cleaner to suck up puddles and debris. The next step is to prime the entire roof with PrimeLock Bonding Primer. This primer remains tacky when dry and provides an excellent surface for the elastomeric coating. Finally, 2 coats of EnergyGuard Acrylic Elastomeric Coating was applied to the roof by roller. An airless sprayer may be used but since this building was close to the beach, prevailing winds prevented a spray application. The result is the same, a seamless, watertight protective membrane that lasts for years.
