Saying this is a "marketing tool" undersells its potential value. It is more broadly an "user experience" tool, used in research to see how people "look" at "stuff." It can potentially help users of any kind of interface have a better time at it. When you find what you need in a search, for example, and don't have to think too much about finding the information you need, it could be because a designer used information obtained from this tool.

Not if you know what it is. See markn's post above-- it's a pretty useful tool for website owners to see what people's attention is drawn to.
