Learn about how IndyMac Mortgage Services, a division of OneWest Bank, is helping customers experiencing financial hardship through the Home Affordable Modification Program (HAMP) and alternative homeowner preservation solutions.
We service a lot of loans almost 600,000 loans. Out of all of these loans, we actually own very few of them about 7%. Most of the loans about 93% are owned by someone else. Why does that matter? It matters because we don't control all decisions on your loan, including some decisions having to do with loan modifications. Regardless of whether we own your loan or service it for someone else, we have every incentive to try to modify your mortgage.
In general, were allowed to modify loans in accordance with HAMP, which has a specific set of rules and guidelines that we must follow relating to how we qualify borrowers for loan modifications.
Unfortunately, many of the loan modification guidelines set up for HAMP don't allow all customers to qualify. Its also important to understand that investor-owned properties or second homes aren't eligible for HAMP.
What Have We Done So Far?
Since we adopted HAMP in August 2009, we've sent over 400,000 invitations to apply for a loan modification. In response, we received about 81,000 applications.
However, not everyone qualifies for a loan modification. For those experiencing a short-term hardship or a temporary medical condition, we offer alternative loan solutions, such a repayment plan or a temporary payment reduction.
If you don't qualify for one of these programs but would like to avoid foreclosure, we will work with you on a short sale or deed in lieu program that we are able to facilitate. In many cases, we can offer cash for keys to participate in these programs. We've been successful in preventing foreclosure by completing over 13,000 short sale or deed in lieu transactions.

We know the loan modification process isn't the easiest process in the world. There are a lot of documents that we need from you to verify your income, and we understand that its frustrating when you feel like you've provided us with all of your documents, and then we ask you for more documents.
In order to make this process easier, were launching a new online application and website designed to help you throughout the loan modification process. These new resources will allow you to upload required documents right from your home computer and check on the status of your application. Plus, you can take advantage of our new live chat feature to get instant responses to your questions. To top it off, our new blog will provide detailed insight and instructions on how to get payment help if you're in a rough financial spot. These resources will reduce the amount of time it takes to apply and be reviewed for HAMP or other home preservation solutions.
