The next leg down in high-priced areas has begun. This house in Rancho Santa Fe sold for $3,595,000 in August, 2006, was foreclosed, and listed by the bank for $1,599,000 on 7/17/09. It closed for $2.09 million on September 1, 2009, a whopping 23% OVER LIST PRICE! The REO listings make the rest of the inventory look WAY over-priced, and buyers will flock to the bank-owneds and pay a ton.

  • When a Realtor tells me it's a "screaming deal", I check to make sure that he hasn't picked my pocket.

  • Only a jerk would say that after seeing a house sell for almost $500,000 over the list price.

    I'd call it accurate real estate.

  • Jim tells it like he sees it. This isn't even his listing. If he thinks a house is a piece of crap, he'll say so. If he thinks it's a good deal, he'll also say so.  Check out his other videos.

  • Ack. I should research before I post. House built in 1957 is probably not straw bale. Almost certainly the house is good old Adobe and wood frame. And it still looks great.
