Your imagination of the ethics of realtors & the reality are two very different things. When you go against what is real, reality eventually slaps you back into place - in this case, a recession or depression may be the method. One hint to understand when real morals are at play is when something is done for you without the doer wanting, asking or expecting anything in return, if it is otherwise, your interests aren't the only ones at play.

Tell us, what is so Ethical about selling real estate to most people at an all time peak? Tell us, where were the ethics of millions of realtors in the USA in 2005?

Unfortunately for you, one day you will realize that "Ethics" are not the same thing as morals. One is subject to the group mentality of human beings at a particular epoch of time, and change, sometimes drastrically over time - the other, is eternal and completely non-Egoistic.
Too bad both Real estate agents (including yours - the buyer) will try to sell you the house for the highest price - because after all they will get a greater comission from that. Think about it... Hiring a real estate agent for buying is a total scam.

I feel badly for you. For sure the situation you described can occur especially in a sleazy world. Your buyer's agent is working just for you and is legally obligated to protect and promote the interests of you. Like in any profession, there are going to be some unethical and incompetent bad apples. However, a licensed realtor is a trained, responsible professional who subscribes to a strict Code of Ethics and a high standard of professional service. All I can say is trust but verify.
