At Gelt Inc. we like to form as many alliances with as many groups as possible. We only work with the best people and organizations. We believe that Michael Chang and Top Properties is one of the finest organizations in town.

Michael Chang has a special knack for realizing future value in a property where others might not immediately see it. Many of his projects in the past have involved subdividing large industrial buildings into easier to rent smaller spaces that also rent for more per square foot. He also has purchased properties that have had extremely high vacancy rates and filled them right up with ingenious marketing and persistence.

Gelt Inc. and Michael Chang along with Steve Wasserman and Adrian Goldstein plan to form a working relationship together to acquire several REO and other distressed properties and Notes from banks in the near future.

Deal flow is very important in this business. Being a known player in the real estate field brokers all around town bring Michael and his team the best properties before they market them to the rest of the general public. Being hooked up into this network will allow us to get the cream of the crop when deals come through the pipeline and not the leftover deals that the bigger investors pass up.

Michael Chang has explored creating a private REIT to handle his new acquisitions. However, he has also explored different vehicles including limited liability companies and general partnerships.
