Hi this is Stuart Sutton, senior associate at the Goodlife team. I'm actually a specialist in selling homes on one acre or more. And you may have seen my marketing or my logo: one acre plus homes. And the reason for that is we don't deal in farms or ranches, but we do help buyers and sellers with homes on small acreage- one acre, four acres, and twelve acres, whatever the case may be. The reason that we specialize in that is quite simply that it is an area that many agents are not adept at. There are so many factors when you buy a home on an acre or more that you have to consider. The septic is just one; the septic inspections, maybe you have to pay for a septic inspection, maybe you don't, maybe you have to pay for a well inspection, maybe you don't, maybe there's a private road that's going to affect the title, and I could go on with the "maybe's." The point is that to have an agent who is familiar with homes on small acreage, whether it be in a luxurious gated community or an unrestricted area in Williamson County, Travis County, or Hayes County, if you have an agent that knows the ins and outs on homes on acreage, you're at a much better advantage in getting the kind of value in the kind of home that you want.
