Filling Vacancies
With vacancy rates rising, landlords need to step up their game to fill empty units. Successfully filling a vacant unit requires embracing new technologies as well as good old fashioned hustle. This week, our resident expert, Matt Treadway, shares a few tips that may help you rent empty units quicker.
1. Postlets.com - upgrade your craigslist posting with more formatting, photos, and even video.
2. Post paper vacancy ads at local points of interest. It is old school, but still works.
3. Personally show vacant units - tenants like to talk to owners directly and you can ensure the unit looks good.
4. Make applying easy - don't charge application fees. I'd rather pay $9 for a credit report than have a unit vacant for another month.
5. Offer minor concessions - at the very least, let tenants move in early without extra fees or take a few hundred off the first month's rent.
