There are many homeowners in the Phoenix market strugglingto make their mortgage payments and severly behind in their equity position. I recently had a client discuss waiting out the market and we took a look at the following positive and negative outcomes of this decision:

Positive: your credit would not be affected and you would not have to risk law suit from the bank.

Negative: in a depreciating market you are going to continue to lose equity, could be 10+ years before your home recovers, will have a credit hit on your report but will be able to purchase after repairing your credit in 2 years.
