This video is great because it demonstrates the simplicity of your first deal WITHOUT implying that it was easy. In an odd way, it's very humbling. It took the ability to aquire some knowlege, take action and recognize an opportunity...period!

how do you come up with your fee?

Your videos are amazingly informative Michael. I am just getting into wholesaling as my first real estate strategy. Nothing has been more helpful than your videos. I appreciate it, and plan on returning the favor for others once I get to be a little more seasoned.I have a question: It seems the buyer in this video didn't care too much that you were making over $20,000 off him. Do you find there is a magic number that you tend to do a double closing on rather than an assignment of contract?

2. You said in your other video "people won't take the time to find who to market to". I will take the time, how do I find the folks to market to?

1. $5-10 per lead and a bonus if I buy a deal
2. big secret!!!! Landlords and estates, condemned, fire damaged - cover all those bases regularly and you'll be "cookin' with gas"

I sell the "deal" based on what a fix-n-flipper would pay in the given market - my fee is the difference between that price and the contract price I negotiated with the seller.

My list of serious buyers at any given time could be counted on one hand. I have a pretty good relationship with them, and as long as they are getting the spread they need, how much I make I found to be irrelevant.
What you make relative to the value of the house may factor whether you assign or double close. I know some investors that get a bunch of crap from their buyers if they make 3k, but relative to the cost of the deal, they think it's a lot.
