Post Section 8 Tenant Property Inspection

This video records my first inspection of one our rental properties after unexpectedly receiving jingle mail from the tenant. The tenant only had to pay for half of her rent out her pocket because she had a section 8 voucher paying the remainder. But even with that, the tenant still managed to fall behind on her rent and after about six months just got up and left. The government's portion of the rent was guaranteed and covered my expenses so I tried to work with this tenant since she had never missed a payment for 1 and 1/2 years til this point.

So let's see if this place is a disaster or just paint and clean.

This person left this house in really good condition after 2 1/2 - 3 years. If this person had not broken their lease and left on good terms a nearly full return of their deposit should have been given.

@sc00b3rt - I agree. They definitely deserved almost their full security deposit to be returned. This is the best looking rental I have ever seen after a 2 1/2 year stay. The sad part is that I worked with this tenant many times to accommodate their needs because they took such good care of the place and in the end all communication just stopped. I was really excited to see how well the rehab work held up also. Only minor issues that need to be addressed.

I would be happy, to find property left like this, and she saved you the cost of the eviction too! Not all renters will abuse your property.
