I have been talking a lot about how awesome the real estate market is right now in the Wilmington, NC area and how much activity and sales we have been seeing
over the last 6 months. However, we are still in a buyer's market. Which basically means more people are selling than buying.

So, when selling your home in a buyers market you have to be top notch in 4 areas: Price, Condition, Incentives, and Marketing. There is a flow in the market right now and there is also a stagnant spot. Too many people have overpriced in the beginnning, not gotten their home in the best condition, not offered incentives, or not partnered with an excellent agent and company. Any one of these things can pull a house into the "stagnant zone" where it will sit. Once you become stagnant, you will probably sit and sit even when the price is reduced.

Remember, "No amount of marketing can sell an overpriced home."

Then there are those houses that price well, get their home "show ready" and in the best condition, they offer incentives, and they pair with a Realtor that will market their home effectively.

They get in the market, get an offer soon, and get out. Ultimately, they make more money than they guy waiting and waiting and now holding his hands in the air going "How did they do that?!?"

  • @optimad51 Cute hell, she is beautiful. I just wish she would show some cleavage!

  • you look like sheryl crow!

  • Found this video by searching Google for "Why do houses sit stagnant"

It's 2 years later after you made this video and it's still a buyer's market. I just viewed online a house that has been for sale for 456 days. It's overpriced now, and was even more overpriced when it was initially put up for sale.

It's as if some people think slapping in pergo flooring and a new fridge entitles you to $30,000 more than the house should be selling for.

First time home buyer looking here. Very annoyed.

  • your cute!

  • Pretty good vid.. Reminds me of the the IanWatt.ca vids...

  • Great Video....good job

  • Shut up and drive! Seriously, nice video..just do one when not driving! Thanks for posting the video.

  • Would like to mention in Australia, we are the most expencive country to buy everyday items, grociers, petrol/gas, utilities etc....

The media Australian house price is 70% over priced and rising very fast, to buy a house in any city in Australia, you need min...$400,000 dollars.

40% of Australian homes is mortgaged, most are beyond what they can afford.

    I'm pissed off and worried

    Just letting you people know!

  • you are very cute but you talk like you blah blah blah biddy blah blaaaaaaa blah blah and essentially you say nothing but over priced listing don't sell. Try that out for starters then tell viewers why that is so and what they need to do to get around it or what you can do to even out the playing field. My ears were bleeding as well.

  • Umm...you're an idiot because you don't make any sense at all. Save the preaching to yourself or else my ears will start to bleed if I hear more talk from you. Oh, and pay attention to the road. Don't want you to run over an old lady.
