Why do you keep pushing this house on us?
1. Home is a regular sale. NOT an REO(bank owned) or a Short Sale.
2. Home is in good condition considering it was rented for 19 years.
3. New double pain windows.
4. New garage door.
5. Roof looks new. Nothing fancy but newer.
6. Neighborhood is decent.
7. Lot size is 6000 sq ft !!!! This is huge. Plenty of room to build out.
8. Interior work is cosmetic. Paint, pull carpet, refinish hard wood floors. This is easy! Not too expensive.
9. Two car garage, interior is clean. AND there is room for 4 other cars in the drive way if you need.
10 Finally, I have a TEAM. I know the listing agent, I know the lender very well. We want to sell it.
11. We can negotiate a better price from list.
12. Interest Rates on a 30 year FHA fixed is hovering around 4.25%, this changes daily. But good rate.
13. YOUR mortgage payment will be equal to or just slight above what YOU pay in rent right now and get ZERO write offs from it.
14. Seller are not local, they inherited the property and live up North. They don't know the local market. So whatever they make is free money.
14. You can close in 30 days. And claim the expenses on your 2010 taxes. Have money in 2011 from the refund to upgrade the house.
15. Sellers too. They want to close before 2010 for their own taxes.
17. Not too many people are focused on buying right now. They are focused on the holidays. This is an advantage to you.
18. This is a WIN WIN WIN for all parties.
