Hil: If you have been watching the news or keeping current in today's real estate market, particularly on distress properties and foreclosures, you probably heard the word "Short Sale" more then a few times. 

Dari: Although, short sales have never been formally introduced in today's media they seem to be quite the enigma, however, they are significant in today's economy and are in full operation despite their mystery.

Hil: Yet, we continue to be overwhelmed on a daily basis with foreclosure stories and negative housing statistics.

Dari: In the news, a recent report showed that 73% of all Foreclosed Homeowners Never Truly Knew or understood their alternatives before the foreclosure process began.
Hil: And also 99.8% of all Posted Foreclosures in the state of Texas can be postponed or can still be SOLD before the foreclosure date.
Dari: Don't get the wrong impression.  There are other alternatives designed to help homeowners in foreclosure such as The Obama Making Homes Affordable and the FHA Pre-Foreclosure and loan modification programs, but considering the number of repossessions taking place...we really need to question the effectiveness of these programs and if they doing what they are designed to do?

Hil: Keep in mind, the banks are not in any way obligated to lower the amount that is owed to them, but the bottom line is.... it will always remain at the lenders discretion to work with a homeowner that is behind on their mortgage.  
Dari: Most professionals will attest that dealing with the banks loss mitigation department is like dealing with the IRS.
