Making Home Affordable | HAMP Program
Making Home Affordable is the government homeowner bailout program designed to help millions of Americans avoid foreclosure & other financial hardships due to the mortgage meltdown. There are two parts of the Making Home Affordable Program or the "Obama Mortgage". The first is a refinancing program (HARP) and the second is (HAMP) which is a loan modification.
Home Affordable Refinancing may help homeowners that are able to help pay their mortgages on time but are not able to refinance to take advantage of today's lower mortgage rates perhaps due to a decrease in the value of their home. Short Sale
A short sale typically is executed to prevent a home foreclosure. Often a bank will choose to allow a short sale if they believe that it will result in a smaller financial loss than foreclosing. There are foreclosures on every block, housing prices are rock bottom, and selling a short sale property sometimes can be difficult and can leave you with tax obligations. The entire time the home is on the market you are still responsible for your mortgage payment, taxes, and insurance.
Deed-in-Lieu of Foreclosure
In most cases if a home fails to be sold during a short sale the lender may consider a deed-in-lieu of foreclosure. A deed-in-lieu of foreclosure will allow the homeowner to transfer ownership of the property to the lender. The lender will sell the home and receive a portion or all of the balance you owe on the mortgage note.
Forbearance Agreement
A forbearance agreement is an agreement between a borrower and the lender that will allow the homeowner to make up missed mortgage payments. If you are late on your mortgage because of a temporary situation then a forbearance agreement may provide relief. If your trouble extends past a temporary situation then a forbearance agreement may just act as a band aid for a larger problem.
