Your inspector should have simply let you know, from the beginning, that Mold or Home Inspectors do not do destructive inspections. Like pulling apart walls and baseboards.

My recommendation would have been for you to hire someone that does thermal imaging. This is the simplest way to look inside a wall without actually pulling it apart. The problem with it is that most people don't want to pay the $300-$500 bucks for the thermal imaging.

Mold Inspector - translated - normally means unemployed painter, carpenter, builder, who has found a new niche to make money. There are weekend courses to become a "Certified" mold inspector from many unreputable con artists. They simple are not worth any where near the money they charge.

To really identify or certify an environement mold free a series of several tests (tape, swab, air, bulk) need to be performed, including your thermal imaging.

I would think that you could smell it just by putting your nose to the wall. Dense fungal colonization is malodorous.

Areas that have had high water activity over intermittent periods will typically present with Chaetomium, Fusarium, greater concentrations of Asp./Penn., Stachybotrys, etc.

This poor guy had a hell of an inspection. These windows have likely exceeded their service life throughout this complex...if my experience is accurate.

Hmm thermal imaging not always that reliable. only when you have a difference of a minimum of 18 degrees between areas, you will not get enough relief. You might be reading cold, not damp.

I use a GE Protimeter moisture meter in survey and percentage scales, a small videoscope.

My diagnosis is there is Cladosprium spp. colonization on window casings and in the air handling unit.

Why didn't the old guy (home owner) rip the wall open if he wanted to do that? If you are a renter you need the permission of the owner to do that sort of thing. Don't blame the inspector for not wanting to to get sued.

An inspector can drill a hole in the wall and suck air from the wall cavity and obtain a sample that way. Inspectors do not normally do that. I WOULD HAVE with written permission and a charge of course.

Quit being a cheap tight wad. And quit buying houses. If you dont want to pay for quality inspections!
