What Bob would suggest is for you to pretend you're interviewing doctors for a condition that you might have... You'd probably want to go to a specialist or someone who has experience with the condition that you currently have, and essentially that's what you want to do with a Contractor. You want to choose someone you know, like, and trust. Look at their project experience and their management experience, and you want to know if this contractor specializes in a specific type of project that would help you during your construction. Make sure that the contractor has knowledge of managing the Lean Laws and making sure that all of the subcontractors, vendors, and suppliers are getting paid for your project.
The next thing recommended is to make sure you like the people you're about to hire: make sure you like the owner of the construction company; make sure you like the project manager; make sure you like the senior management staff; make sure you like the superintendent. The culture of the construction company needs to match the culture of your firm... and they're not always a match. At the end of the day construction is a people-oriented business.
We also recommend that you create a team of qualified individuals that would work well together: you want a contractor that will work well with the architect, the civil engineer, the land planner, and the owner/ owner's rep. The team needs to work as a cohesive unit so that there's no finger pointing. In construction there are always issues and challenges that come up, but it's how you manage those challenges as a team. You want to understand the construction manager's process. Check the contractor's references and call the last 3 or 4 projects that they have done, and most importantly, go and visit 3 or 4 projects that they've built recently! Walk through the facilities, talk to the people at those facilities, and make sure that the fit, the finish, and the quality meets your expectations.
