This is clip 3 of 8 for this video. The developer of Northridge preserved the natural slopes and trees of the hilly, wooded area, eliminated sidewalks, and mimicked natural run-off by using swales to manage stormwater. Building in hilly areas presents issues with the velocity of stormwater run-off eroding the hillside. The use of grass not only slows down this velocity, it also contains the run-off. The naturally preserved feel of this neighborhood allows developers to sell the property at a premium rate.
