The theory is that certain electromagnetic frequencies generate different reactions in our brain, and cause it to function in one way or another. Using the study of how brainwaves work (presumably not ignoring the psychosomatic effects), scientists can usually tune the sounds they create to illicit one effect on the brain or another.
