It does matter who goes first, for an FHA sale the appraiser goes in and also checks appliances as well as counting rooms and square footage. If the inspector has already came through, then there is less to concern the appraiser in these areas.

@dukenthaylor usually it does not matter. I have visited house at the same time as the inspector. Usually, the owner find it more convenient to have everyone inspecting the property at the same time.
