OK Ali, this is my final attempt. The first thing I thought of when I read the title of your song was the song "Near You" (1947) by the Andrews Sisters. I immediately dismissed the idea because the title was so similar. It has most of the chords you use, including the modulations. Anyway, that's my final guess.
