I get almost daily inquiries on my appraisal blog about the "Capital Village" development in Rancho Cordova. Since people appear to be looking for more information on this subdivision by Beazer Homes, I figured I'd give a little video tour that I took earlier today while in the field. I have appraised properties in this community and I am very familiar with the overall neighborhood as well as other niches in Rancho Cordova and beyond. Please let me know if you have any questions Cap Village, real estate trends in general in the Sacramento Region or any real estate appraisal needs.

  • I definitely disagree with Sashaeharmony. All the comments are wrong. Me and my family (with 1 chikd) have been living here in one of the houses in the bungalows for 4 years now. The neighborhood is so quiet. I haven't seen or never seen the prak dirtly like what she/he said. Everything here is well-maintained. I love this neighborhood.

  • @mulawina I spend a lot of time in Capital Village for community events and visiting with friends on ocassion too. I have never experiened anything other than peace and quiet in the neighborhood. I bet you as a resident are getting excited for the ice rink coming in just a few days (I sure am). It's a fantastic community.

  • Don't really where you live in rancho,sac,west sac... Even elk grove..Folsom all these places have been dealing with increase car theft in their community...so park your car inside or just stay from purchasing vehicles that the General criminal target.....or live in gold river....G.R. is very quite....

  • @RiskTaker911 Petty crime is everywhere. You are definitely right. Gold River is quiet. There is definitely crime there though too.

  • @Sashaeharmony Thanks for the comment. So what are residents doing to deal with these issues? That's what I'm interested to know. I"m not trying to defned this one neighborhood at all, but I do want to ask: Do you know of any neighborhood where this type of activity does not happen?

  • This place is getting worse. If you look around and see the for sale signs it is because people are tired of the theft. The playground for the kids has barely any kids anymore. I've lived here for two years. The playground is littered with cigarette butts in the wood chips and beer cans in the bushes.

    If you want to live in a community with this go right ahead. I'm moving out!

  • @DKuntz95 It's definitely great that these events are free. The Christmas Tree Lighting is a fantastic event too. It's really big too and it feels special to celebrate with so many other people from the community. I am not in tune with specific plans for Stone Creek, but I do know that builders will build when it becomes more profitable for them to do so. There is actually some building going on right now just north of Stone Creek Park. It's nice to see someone taking the initiative.

  • @lundquistco I was not aware of the events that were going to be held here when I moved in and I think it is a good thing that they do have those on occasion. The iFest was the first event I have been to here and it was very nice that it was so close, and also that it was free. I enjoy living here, and do not plan on moving unless to a larger model. Do you happen to know whether they are going to finish Stone Creek or leave it as is?
