  • The tile in the video has been treated on one side with a waterproof sealant, the other side is how tiles are supplied from a builders merchant (which is naturally porous). You can see how quickly the water seeps into the untreated surface. Now imagine what happens if it has just rained, then overnight the water freezes (whilst inside the tile) ... water expands when frozen and as a result the surface starts to deteriorate and in some severe cases can crack the tile. Get your roof sealed ASAP

  • Wow I didn't realise just how porous roof tiles were. I just found out that the Home Information Pack (HIP) now writes a report in the survey about the condition of my roof. Guess I better check this out some more.
