Architects measure from the middle of the wall. Appraisers mearsure form the outside finish. Realtors meausure from the interior walls. Those differences can be big.

Jessica WOW! You are spot on, this happened to me almost exactly as you described. I put my house on the market in Oct 09, my agent told me she measured my home & apparently it shrank by 125 sqft. I measured it myself ( by the book, NC REC guidelines) & throughly documented my work, I came up with an even bigger disparity. When I asked to see her work to compare, she got mad & canned me on the spot!! You advice has been very helpful during my selling experience, Thanks
