We haven't hit bottom yet, but the market is behaving in a predictable way. After prices decline, we find bottom, flatten out of 5-8 years and then start appreciating again. History repeating itself.
Greg, we had chatted over a year ago and I explained what had happened here in Texas when we went through our housing bust. Not sure if you remember me but everything you are saying in this interview is the way it played out here. Here in Texas I think we will come out of this as soon as the recession is over because we didn't have much of a bubble. It is all dependent on the modifications and liquidity the Fed is pumping in. I'm still keeping a close eye just in case.
