Las Vegas, NV Housing Inventory Benchmarks 9/28/11

This video is just to establish the current inventory of single family homes on the market in Las Vegas, NV. The date I started keeping track is 9/28/11 in the morning time. I will try to record the numbers 7 days a week, every morning about 9am in an effort to keep the numbers accurate. Keep in mind the number of active rental homes has already skyrocketed over the last 3 months about 30-40%. Here are the baseline numbers:

All MLS areas are 101-606, and residential listings only

All residential Active Sale Listings: 12897
All residential Active Rental Listings: 5142
My Southwest Target Area: 479
My Summerlin Target Area: 176

Wait till 6 months or 2012, The 5-1 Arm resets are going to happen. Tons of more inventory will hit the market, we can see a decrease of %20 or more next year. I guess its time to get educated, these wil be great values in 2013 and beyond.

@charlesfuchs @charlesfuchs I agree that prices are going to go down 20% or more over the next couple years. Not sure on the timeline as the government & Federal Reserve keep throwing curve balls at us that just extend this terrible market..I'm not sure if the 5-1 arms are too much of a threat only because most of the people that I know who have them are getting their rate adjusted downward rather than up. If rates increase obviously that will become an issue.
