@Valprop You are mistaken, the Notary exists only to confirm that everything has been done in accordance with Spanish law. However, if you employ him specifically to carry out other tasks then he will do so and as with most lawyers, carries insurance to protect him from any act of incapacity or neglect. I have lived in Spain for many years and whilst I know many Spaniards, can't say I know any who have lawyers in their family, not that this may not be the case.

Better to do what the Spanish do which is avoid the lawyer and go directly to the Notary. With no lawyer there is no corruption and your money is safe. This advice is from someone who has lived in Spain and is not trying to publicise an estate agency.

@Iamjonte It's a point of view but I disagree. The checks are done to ensure that everything is in place when going to the notary's office. The Notary will not do that work beforehand as their job is just to ensure that legally everything is in place.
Most Spanish do not avoid lawyers, they have their own extended failies who always contain at least one lawyer they feel they can trust ;-)
