@MrAlanKendall Low maintenance, has a direct correlation with the design, location, and age of the building. I would love to see the buildings you own. I also have recently purchase two 4-plex mixed 1-2 bedrooms built in 1975. The tenants fit your description to a tee. A property manage group took care of them for a number of years and did terrible work if any. Also it's more advantageous to have the units separately metered from each other, where the tenant pays the bill. :)

I don't agree with 100% on one bedroom unit. I prefer two bedrooms and two baths. You are more likely to get a small family or a professional couple who wants an extra bedroom as a spare. Price on one bedroom is relatively higher (when comparing to rent). 2-bedroom rent is a lot higher.. and most importantly, 2-bedroom is a lot easier to sell than 1-bedroom. But it really depends on the demographics in your city.
In today's market, more people are pairing up with friends or family and splitting rent in my experience.

30% of my one bedroom rentals are rented to couples and 70% are rented to one person. I verify the Job as my main point in the screening process so basically these tenants came to me. 100% are rented but I had a vacancy 8 months ago. I only visited the 4-plex once in 8 months to fix a roof drain that was leaking and the six plex once to fix door hinges on a back door. Super low maintenance. One person in CA owned 240 one bedroom units because they were so easy to manage.
