http://www.homeinspectioncarolina.com While at a home in Charlotte, NC Patrick Waddell finds what is most likely an unpermitted garage conversion. Often when people need more living space they convert a one or two car garage into heat / cooled living area. The problem is that becuase they can do all the work inside out of site, they never pull permits 95% of the time. This home was listed as a 4 bedroom house and the garage was being included as a bedroom. Here were some of the problems: You can not have a gas fired appliance in a bedroom. Even if the room is not a bedroom in order for the "new room" to heat and cool properly it must have a return vent (air filter) for the room to circulate the air properly. Problem...you can't have a gas fired appliance in the same room as a return. Several fixes can be making a sealed room for the water heater or changing it out for an electric water heater. The water heater in this home was disconnected, had flame rool out from lack of oxygen in the closet and several other items. The electrical in the room was also questionable.   • Nice job on the video, clear and easy to understand. 

  • Two comments. First, excellent video of things to look for when a suspect conversion exists. Garage conversions make excellent sense to add sqft, but need to be done right. Second, after 50 years with gas only appliances, I havn't blown myself up yet. Gas is extremely safe in modern appliances due to safety devices manufactured/designed in. Much easier to electrocute yourself on a 220VAC heater thN to blow yourself up...

  • A very informative video...in Raleigh NC, and as the owner of a Raleigh Home Inspection firm, we often find these types of deficiencies in homes where work was done with no proper permits or inspections.

  • Well, I wouldn't have a house with a gas water heater or anything gas fired. Gas is a HIGHLY volatile vapor that is dangerous in any home.
