If you are an investor is it better to put your property on the market while your tenants are still in place and you are getting a check each month or is it better to take a loss for a couple months and have the property shown in the best condition. It is too hard for prospective buyers to visualize new carpet, new paint, clean toilet, etc. when looking at many homes. It will be easy for a buyer to push that home out of their house because it gave them a cold feeling rather than a warm and inviting feeling. Something to think about....
