During the rehab process, we make sure to visit the property at least once a week. Last week, Damian was up in Bakersfield for four days. Damian makes sure everything is done in the right order and in a timely manner. Since we already have contracts for every unit of the fourplex we have to finish the rehab as soon as possible.
Remember, when you provide a great product at the right price, and there is high demand, then you will be successful. That is our formula at Gelt Inc. We are purchasing bread and butter units in low income areas. We fix the property up so it is a luxurious unit for the area. We are able to charge an extremely attractive rent because of the low price we purchase the properties at. We don't have to charge exorbitant rent to be able to pay our mortgages.
We area always searching for potential properties for acquisition. To fill the high demand of one bedroom and one bathroom units, we have been focusing on properties that have a high concentration of these type of units.
We also are proud to say that we have officially tied up the 78 unit property in Bakersfield. We will be conducting our due diligence over the next 45 days to make sure there are no big surprises.
Due diligence includes reviewing all of the tenants files, reviewing all bills for the property for the last few years, interviewing on site property management, doing a structural inspection, plumbing inspection, roofing inspection, HVAC inspection, among many other standard procedures.
