The REALTOR Code of Ethics is a complete scam. In this issue REALTORS offering property for sale which is not really for sale. If you advertise a property for 69K and a buyer offers you 69K cash and you don't sell it you are in violation of all fair and deceptive business practice law both state and federal.
NAR is engaged in antitrust violations and makes fraudulent economic reports every month. Of course their ethics are a joke.

Thank you for your honesty.. I have a bad realtor Kate Carson and took broker KW to NAR board of realtors in Pismo beach Ca.. and they did not protect the client at all. They hired a lawyer.. to cover everyone ass's and not one minute did we have to rebut.. Horrible.. I have found I can buy and sell much easier then to pay a bad realtor. It took me one week to do the paper work..

This guy is way off base. This has nothing to do with the code of ethics. If so, please state the article.
A home for sale has a listing price, not a for-sale price. In a multiple-offer situation, the seller picks the best offer (not simply the best price).
Which would you pick:
Offer 1: Full price, settling in three years.
Offer 2: Full price, but buyer's credit is suspect.
Offer 3: Less than full price, qualified buyer, quick settlement.

MLS says that the Seller doesn't even have to respond to an offer if he/she/they don't want to..
If Best Buy has a laptop "listed" in their weekly ad for $x and you go into buy it, they tell you they ran out and can't get you one. Is that illegal? No.
