What is a Lease Purchase?
This is the first official show of leasepurchasetv and it is very exciting. After some crazy feedback from you guys via facebook, twitter and my email saying that you guys wanted a regular show, of course need to make a deal with all of you. It's only very simple... I got to know that you're listening if I'm going to take the time to do this. So I would love to hear from you. So make sure you subscribe to all our channels -- you'll see the links below. So this being our first show, I'm going to take us down to the basics.
Now I love the lease purchase business because it gives you the opportunity to make money in real estate by creating cash flow and equity. On leasepurchasetv we focus on both those things -- cash flow today and equity for tomorrow. Leasepurchasetv is going to show you how to do that. Now despite the changes over the years and financing going down, it is very hard to be a successful real estate investor if you're trying to invest traditionally. In today's market, lease purchase deals are thriving. The fundamental definition -- the fundamental core -- of a lease purchase has not changed. A lease purchase, a lease option or a rent to own is basically a two-part agreement. It's a lease in combination with an option. An option is a right to buy a piece of property not the obligation. Now you can have an option to buy, an option to lease, you can have an option to use a specific thing, but in this case, I'm talking about an option to buy. That's what a lease purchase is; it combines those two agreements. The lease purchase actually offers a win-win solution to both the seller and you.
You could tell a seller you could buy their house on a lease purchase and they're not going to pay a thing. Now that is a real solution. It's a win-win and that's the kind of business that I'd like to be in. That's what I'm going to teach you guys on these videos. On the other hand, you don't need cash to get started on this business; you don't need credit; you don't need to deal with banks; you don't need to deal with tenants who are qualifying through a loan approval process and you certainly don't need to take on risk. You get into a deal, create that cash flow and long-term equity, but if the market changes, if you don't like a deal, if you made a mistake, if you just decide -- you know what I don't like this business anymore -- you could get out of the deal and walk away unscathed.
In the business of lease purchasing, you take action in this business. If you're all over the place hopping like a frog from strategy to strategy, to strategy in the end you've spent all your money and you haven't taken any action. Forget about everything else, learn one strategy, be the best, take action, and implement this system. That is part one. The second portion of this though is that you must take action. I'm going to show you guys on how to talk to motivated sellers and buyers, and to structure these deals but you got to go out and take action. There's a reason why 1% of the country holds most of the wealth. It's because those people decide to take action and we are solely responsible for your own outcome. So go out there and make it happen.
