. Seal coat is like the roof on your house. If the roof leaks, the wood rots, and the house falls apart. Without seal coat the binder leaches out, the aggregate unravels, and the pavement falls apart.
Asphalt Seal Coat comes in 2 different forms, asphalt emulsion and Coal Tar, and is available with many different additives. It is the combination of a good base product and the proper additives, that make a seal coat job last. Coal Tar is the best base product. Its extremely durability and stays blacker longer. It also protects against oil, fuel, and other chemical spills. Coal Tar is created during the coking process of domestic coal production. Coal Tar in concentrate must be diluted 30-35% with water however, some companies dilute 50% or more which may still look good for 6 months but quickly washes away. Coal Tar will not last without a latex additive. The latex rubberizes the coal tar and allows it to expand and contract with temperature changes. It also holds the coal tar together. Without a latex additive, the coal tar will easily rub off with tire wear and wash away with the rain. Seal coating without latex is a waste of time and more importantly money. The amount of latex added is important. Many companies claim to add latex to their sealer, but when 1 gallon of latex is added to a 500 gallon tank, it is not enough to properly rubberize the coal tar. We consistently add a full 5 gallons to every one of our 500 gallon tanks. Sand is also a very necessary additive for the finished product. The sand will give the traction needed for safe driving and prevent pedestrians from slipping when the sealer gets wet. Finally a fast dry product is added. This latex based hardener speeds the drying, blackens the sealer, and suspends and anchors the sand, which increases the life of the product.

Dont call a paving company for seal coat. They have huge overhead expenses and some subcontract this type of work to smaller companies. This all leads to higher prices. It all comes down to who you can trust because there is no way a customer can know what actually went in to the tank of sealer.
