There are 3 reasons to have edges in this case, and he mentions one of them; so you can remove extra geometry. May not seem like a big deal here, but if you copy that building the extra polygons will add up.
Second is that you can more easily modify your roof (or whatever it may be) when there are edges there to work with.
Third reason is because it is a much cleaner 3d model this way, if you ever need to export to another program or use the model in a game, etc. Less chance of issues.
Then each 'eave varience' should be modeled seperately and the combined with the others.
