Manning of Manning Home Inspection in discussing "what happens in a home inspection?". Greg will answer your home inspection questions and discuss what happens in a home inspection. The home inspector will check your air conditioning system, including the air handler and the compressor. The compressor, or condensing unit, is located outside the home and should last 10-12 years. The air handler lasts up to 25 years because it is located inside. The air handler is responsible for blowing cool air inside the home. The return houses the air filter, which should be changed monthly, and takes the cool air from inside and sends it back. Air conditioning systems should be services yearly. On the outside of the home, home inspectors will check the pavers, stucco, foundation, roof, attic, insulation, garage doors, hurricane shutters, water supply, electrical disconnect, pool, sprinkler system and more. The home inspector will then note any comments or suggestions on a home inspection report and will leave it up to the buyer and seller to fix any problems.
