    I couldn't agree more. We are still deflating in the real estate market in many locations and the market of buyers is about to shrink again. Wait till you see what happens to inflation soon with food, gas, etc. rising. That's LESS to spend on a monthly payment.

    great market? come into 2011 not 2005 , flipping sucks unless you get a short sale bank owned, etc, only way you will flip and turn out a profit is you get it for next to nothing, and in not such distressed markets/states, we havent even bottomed yet, so why piss away your money when you chance it, and have no idea when it will sell , so on so forth,

    Hmm.. the walls in my basement are not flush, because they didn't leave space between foundation...makes sense now!

    Not true. This is a great market for flipping, but you have to price in those issues when you buy the project house not when you attempt to sell it after its been renovated. The numbers have to work out otherwise it will not be profitable. You also have to plan on multiple exit strategies.

    Thank you for your advice, I was looking for advice on promoting my Video's on You Tube. I live in Canada & have been Flipping houses for 8 yrs, I have a book coming out in Oct, & do Seminars all over North America. In times like this is were you separate the men from the boys, Very few people get wealthy in good Times. Thank You
