HA! Thanks! This is AWESOME! I spent 3 months using actual data telling a recent client if they wanted to sell their house quickly they needed to be $20k lower or do the necessary repairs to justify the price. My listing agreement expired and then they went with a different realtor, lowered it $23k and OMG it sold immediately. I must be psychic. And I reduced my % to help them out because everytime a price reduction was mentioned it didn't go over very well. Lesson learned.
