The real problem with a improper chimney is that it can cause safety hazard. Calling in the experts quickly is the best option.

As a NC licensed home inspector, we are not required to walk a roof. Roofs are not ment to be walked on. If you want the roof walked on, hire a roofer. I recommend on my reports (with fireplaces) to have a professioinal chimney sweep. Fireplaces are inspected at the opening and to the damper. Chimneys are inspected from the ground using binos. Only way to properly inspect the chimney for safety and structural is to have it inspected by a chimney sweep.

sweep here, i'd say that more like 99 percent of chimney's need repairs and about 99.9 percent of homeowners neglect to have there chimney systems cleaned no matter what they are venting, be it wood burning, propane, or oil.....i always get the i burn oil i dont have to have my chimney swept, that's a farse, espcially with masonry chimney, run a stainless liner and maintain it with a fundamental chimney, could last forever

I'm surprised that the inspection didn't make an effort to look up the chimney and go on the roof and look down the flue. Even though he is correct about the firebox problems, he could of been more thorough.

I agree with you that many chimneys likely need major work -- too few people understand the dangers of not cleaning their chimneys regularly and not having them inspected. The problem with this chimney at its basic element was the loose brick in the back. It literally moved when touched. The Inspector said he'd recommend a specialist. Thanks for your comments. Ilyce
