This video is posted pursuant to F.S. 718, which gives the right to homeowners to make board meetings public and video tape such meetings. Board meetings are not private and therefore public domain. Board meeting of North Bay Villas Condominium Association on 08/28/2010. It started at 11:35 a.m. In this meeting, see for yourself, how elected president refused to seek legal counsel before terminating the management contract. This was not in the agenda and now as homeowners we are liable for $250,000, plus the cost of attorney fees. She also stopped a financial audit in this meeting, which was 85% complete, because this audit revealed that there was no wrong-doing on behalf of the management company, North Bay Property Management, Inc. She claimed the minutes were not the official records. However, the question is, if the financial records are not the correct records and do not reside within North Bay Property Management, where are the records? It is a felony to tamper with such records and is crossing the lines. She also placed a board member, treasurer as an "appointed board member" after being warned, that at least 1 ballot needed to be counted. She was also told that her cancelled checks have already been credited and did not even ask for her actual ledger to see if she could serve. She also violated Florida Law, in that she stated that only 3 minutes can be given per item, when §718.112(2)(c), F.S. states: "All unit owners have right to attend and right to speak about all designated agenda items. Association may adopt written reasonable rules governing frequency, duration, and manner." Therefore, she was violating some of the rights of the homeowners present.

  • As a homeowner, I am appalled at the fact that as owners of North Bay Villas Condo Association, we have to pay $30,000.00 in attorney fees to Siegfried, Rivera, Lerner, De La Torre for representation against Adriana Caraballo, $17,500.00 to Katzman & Garfinkle for settlement of representation against Adriana Caraballo's recall last October 2009, $10,000.00 paid to Glazer & Associates, P.A. to represent us regarding false accusations made by Adriana Caraballo.

  • Is this lady out of her mind? How could it be true that we now have to pay $250K, plus attorney fees because she is breaking a contract? How could she just pick up issues without posting it. I read, §718.1 12(2)(c), F.S.: Posted conspicuously on condominium property at least 48 continuous hours preceding the meeting except in an emergency. Where was the emergency? Why weren't we notified? This is outrageous! This lady needs to be recalled NOW! We shouldn't have to pay for her nonsense!
