I`m not sure if you need that info but I'll try to help anyway: this error means that you've got to make your ip adresses the same in the two first groups of numbers, ex. server ip is xxx.yyy.zzz.kkk, then client ip has to be xxx.yyy.whatever. If not, the a server thinks that the client is in he other sub-network and restricts access at once.
I'm not sure but who knows maybe a host creates a game he should play with console parameters sv_lan, sv_lanonly.

Dude, I tried playing with a friend of mine as well, but our servers does not respond when we try to connect each other. Do you set this up through a dedicated server?

UDK doesn't have a license fee. UE3 does but not UDK.
