This turns out to be only about 5% of all the hits, making it a very small number of terms to consider. From that point, we issue these terms as suggestions to write about, providing checklist features to help you keep track.

I am not sure if you mean this from a technical standpoint. The video shows the business principle. So, the technical principle is that it uses JavaScript code, just like Google Analytics, to record all search engine hits. Then it analyzes these hits to discover which terms are most likely to work for you. It makes this decision by eliminating terms that are already positioning well for you, and eliminating terms that will likely never be searched on again.
