They own the subway, rolling stock, and maintainence facilities. For the commuter rail, they lease track from Pan Am (Guilford) formally B&M and CSXT. Back in the day, B&M ran their commuter rail with RDC's owned by Boston & Maine. That was before Timothy Melon bought the B&M and ran it into the ground.

I didn't see that "0" sneak in there when I was typing NY section (train 49) in Albany. Anyways, the Lake Shore Limited usually doesn't have any "double-decker" cars on it but occasionally they do send them from Chicago to Albany where we have to cut them off, wye them and add them to 49 when that gets in. The double-deckers are too high and won't fit in most of the tunnels between Albany and New York City (most of those tunnels were built in the very early stages of railroading).

The Boston section (train 449) is added to the NY section (train 490) in Albany. It leaves Albany and heads to Chicago as a 12 car train (2 baggage cars, 1 being the Boston section and 1 for the NY section, 1 cafe/lounge car, 1 diner/lite car, 3 sleepers, and 4 coaches). The Lake Shore goes back to Albany from Chicago as one big train and then is split again in Albany into the "Boston" section (train 448) and the "NY" section (train 48).

there were only 2 coaches on that Amtrak. The lake shore ltd. in Indiana looks like a regular doubledecker train. Why does it look like this in boston?

The MBTA is an authority of the state, there is nothing private about it. All equipment and most of the real estate are owned by the state. The day to day operations are however run by a private company, they where formerly run by Amtrak (called the Little A) things didn't work out to well, and they lost a money making business.

When I worked for Amtrak 92-97 ,I work the 449-448 as a LSA, back then the consist was 2 Engines, 1 baggage, a sleeper (Heritage), 3 coaches (mostly Heritage), 1 lounge (Cafe when Lounge in Bad Order, 3 Mail (box) Dropped in Springfield. We then went to Albany and added the rest of the train. The most I ever saw was a 16 car consist. It was a big old ugly train.
The Heritage cars were the worst, big ,noisy, cold, hot , bad toilets, they sucked.
But it was a Fun job
