About the video file
This video should be viewed in the context of the ESD design guide for Australian Government buildings.
The ESD design guide gives a basic introduction to ecological sustainability issues and specifically how the built environment affects them. It begins by outlining the Australian position on Ecologically Sustainable Development (ESD) and some key policies relevant to buildings and ESD.

There's a range of buildings there and this is effectively the 8th building that we have produced out there at Brindabella Park.
What we'd done was a series of staged buildings and each building developed and learnt from the one previously.
And what we'd picked up two or three buildings before this one was the concept of a central plant.
So we had a central services building with ramping sized equipment in there which gave us a large leap of chilled water and so forth for running each of the buildings.
So, effectively the buildings all piggyback of it.
We experimented once on No.2 and 4. Brindabella Circuit, where one building ran an auxiliary building.
And so that was certainly one item that gave us a benefit.
With the lag that we have in the loop, we can actually run other buildings. No. 10, which is a twin (of No.8), for more conventional clients, runs 24/7 off the lag of the equipment.
The mechanical system was something very easy to do.
The lighting and lighting controls as well.
Given that there is one owner to the whole business park, the management, which is one of the key drivers, were prepared to spend the money on the metering and we've got multiple tenancy metering, we've got metering along lines for water and electricity, so we can find out if there is a leak in the system, or if something is not working, they're all alarmed so we set our alarms to any slight variations, which immediately draws attention.
Then we find that is simply one of the big saving areas in terms of running water in the building.
