Understanding the planning permission laws for countryside plots of land is critical before you consider self building.

Our planning expert Sally Tagg provides some great expert advice

When youre talking about plots that people fall in love with and the emotions take over, I think the number one kind of plot, is the one in the middle of the countryside. People think its near a village, its on the edge of a village, kind of got a chance. What would your advice be to somebody whos found what looks to be a pretty viable plot of land on the edge of a development, at the moment theres nothing on there at all. Has it got a chance, will it ever have a chance, or is it worth forgetting completely.

No, no, its not worth forgetting completely, but its treat with caution. If its outside the settlement boundary, or its in open countryside, as defined by policy, then its obviously very, very much more difficult to achieve. In open countryside youre not going to achieve new build, you might achieve a conversion, or a replacement dwelling, but youre certainly not going to get a brand new build in open countryside easily.

The argument I hear against that is people coming up to me and saying well there was a house there that was built in the 1960s in the middle of the countryside. I guess a lot of people would like to know how did that happened then and whats changed since.

Sally Tagg
Materially a lots changed in terms of legislation. There are many more restrictions now. As I say, if theres a house sat there built in 1960, lets say, for arguments sake, the replacement dwelling policies will cover that, thats fine. But you will be able to replace that dwelling with probably a maximum of 30% extra floor space, so its constraining. You wont be able to get that mansion you desired. There is a loophole however, PPG7. PPG7 deals with very large properties, really really well designed properties, the mansion type of affair

Absolutely. There is a skill to getting those through the process, but you have to use a team of experts, its not something youll be able to do on your own, but its certainly worth a look at in the right set of circumstances.

Oh indeed. I have several examples of that in our portfolio, and I know many others whove achieved it so not an issue whether you can or cant, its the right set of circumstances.
