Well, how depressing is this? Looks like you tore too much down and replaced with either cold, unappealing architecture, or nothing. Density is essential. Suburban shopping options that drained off retail from the core must be eliminated in order to reverse the traffic pattern. MUST.
Forgive me if I'm wrong, but I also detect an unspoken hint of what I assume is a racial issue. When the narrator mentions "loitering", I take it to have meant "by non-white people". Am I mistaken? White flight?
@MooPotPie Much like many other northern cities, the Dayton region did experience white flight following WWII, as many upper and middle class whites took greatly to the prospect of suburban living. As affluence continued to leave the city, so did retail. Business eventually followed, shelling out the downtown core. I agree that suburban sprawl is negatively affecting most all metropolitan regions, and that density is important in creating an economically viable city w/ jobs in multiple sectors
