There are also bogus numbers being reported, where they are using the count of contracts (offers made and accepted) rather than houses 'closed' when providing monthly the real estate numbers. So it appears on the surface that the real estate market is improving, but as you say, people are having a really hard time getting loans, so most of those contracts are falling through and houses sit empty but the stock market goes up believing there is improvement. BS!!
