Tip - Itemized lists of all tasks to be done

About one week before the end of the lease, you will want to enter the home and document all damage and make a list of all things that need to be done. During that time, you will have got on the same page as the tenant, to find out exactly what they plan on doing. That way you have a best case and worst case scenario for when you come in on the last day.

With that list, organize it in the order in which the tasks should be done. Generally speaking the order should be: remove all items from home, repair damage/holes/doorknobs, clean everything but floors, paint, clean floors and leave.

The day or two before the last day, if you can get in the properties and start getting some of your list done, before the tenants move out that would be best. It ultimately will help push the tenants to get to work, and be on top of getting their place cleaned up.
