VICTORIA - A Saanich landlord at the centre of an /A\ News rental fraud investigation will not spend time in a federal prison
Charmaine Roy plead guilty to 30 counts of fraud after she rented a suite in her home to more than 30 people. She refused to let them move in and then kept most of their money.

She has spent the last 56 days in jail and walked out of the Victoria Courthouse this afternoon, but she is by no means a free woman.

Roy is sentenced to one year house arrest followed by three years probation.

Judge Adrian Brooks says when Roy read out a tearful apology in court it was as 'phoney' as the rental agreements she signed.

As for her victims, Brooks says they had the rug pulled out from under them - making many of them homeless.

Brooks said "Roy was there with her hands on the rug ready to pull at a moments notice."

Crown Counsel, who wanted Roy sentenced to a federal prison, says it is happy with the sentence.

Roy cannot act as a landlord for four years and must pay back the more than $13,000 she stole from her victims.

Charmaine Roy is now a prisoner in the very home at the centre of the rental fraud.

She is allowed out, but for only four hours a week.
